1.0 Pre-Development & Pre-Design

Feasibility Studies: Evaluate site conditions, regulatory constraints, and financial viability.
Programming: Define project requirements, spatial needs, and functional objectives.
Site Analysis: Assess environmental, zoning, and contextual factors.
Visioning and Concept Development: Create preliminary design ideas, block schematic and stacking diagrams aligned with client goals.

2.0 Pre-Construction

Schematic Design (SD): Develop initial design concepts and layouts. Provide preliminary drawings, including site plans, floor plans, and elevations.
Design Development (DD): Advance the approved schematic design with detailed coordination of building envelope, landscape, civil, structural, mechanical, electrical systems, and energy modeling. Refine material selections and overall form, character, and finishes design intent.
Construction Documentation (CD): Prepare detailed drawings and specifications for permitting, tender and construction. Coordinate alignment with regulatory codes and standards.
Bidding or Negotiation (Tender): Support the tender process by responding to questions from the constructor, issuing addenda, and assisting with evaluating submissions for alignment with design intent.

3.0 Construction

Construction Administration (CA): Conduct field reviews to monitor construction progress. Address issues, review submittals, and manage design changes as required.
Issue Resolution: provide findings relative to disputes between the client, consultants, constructor, and trade contractors.
Substantial Completion: Review and identify deficiencies and facilitate resolution.
Operation and Maintenance Manuals: Review manuals for building systems and equipment.

4.0 Post Construction

Record Drawings: If requested, prepare and provide updated record drawings reflecting any changes during construction identified on ‘as-built’ markups submitted by the constructor.
Warranty Review: Coordinate a review of warranty items and facilitate understanding of terms and coverage.
Handover Support: Facilitate a smooth transition to the building’s operational phase, including reviewing constructor training for maintenance teams, if required.
Post-Occupancy Evaluation: Assist with follow-up survey to assess building performance and client satisfaction.
