Faction Construction

1.0 Pre-Development & Pre-Design

  • Site Evaluation: Conduct site reviews and assess potential issues (e.g., geotechnical, site access, environmental concerns or constraints, etc.).
  • Initial Project Schedule Development: Establish a preliminary project schedule including major milestones.
  • Cost Estimating and Budget Control: Provide class D cost estimate.
  • Risk Management: Identify project risks, such as scheduling delays, safety issues, and environmental concerns, and develop a mitigation plan.
  • Constructability Review: Provide preliminary constructability review at the end of the Pre-Development & Pre-Design phase.

2.0 Pre-Construction

  • Design Development and Coordination: Review design documents for alignment with the project’s goals and scope. Perform constructability reviews and coordinate with the consultant team.
  • Cost Estimating and Budget Control: Provide class C/B estimate and manage the construction budget to align with the owner’s financial goals.
  • Procurement Strategy: Assist in defining procurement methods (e.g., tendering, negotiated contracts, etc.) and prepare documents related to the selection of trade contractors and suppliers.
  • Prequalification: Evaluate the qualifications, capabilities, and performance histories of potential trade contractors and suppliers.
  • Resource Planning: Facilitate that necessary equipment, materials, and labour resources are identified and available when required.
  • Site Logistics Plan: Develop a plan that outlines site access, storage, utilities, and any environmental concerns or constraints.
  • Procurement: Issue tender documents, review bids, assist in contract awards, check compliance with all contractual obligations, and establish a class A final budget

3.0 Construction

  • Construction Progress Monitoring: Oversee the construction process and review for compliance with the approved design, schedule, and budget. Regularly track progress and adjust schedules or resources as necessary.
  • Quality Control and Assurance: Implement quality control measures and check that work is done according to specifications and regulatory standards.
  • Safety Management: On behalf of the owner, facilitate a robust safety program and perform regular safety reviews to facilitate the construction site meeting all health and safety regulations.
  • Supervision of Trade Contractors: Check that trade contractors perform the work in accordance with contracts, specifications, and schedules.
  • Change Management: Review and process any proposed changes to the scope of work, evaluate cost and time implications, and check that all change orders are documented and approved.
  • Issue Resolution: Address any disputes or problems that arise during construction and facilitate timely resolutions.
  • Cost Control and Budget Management: Continuously monitor project costs, identifying and mitigating any potential cost overruns. Provide cost forecasts and manage the construction budget.
  • Stakeholder Communication: Serve as the primary point of contact for communication among the owner, consultants, trade contractors, suppliers, and other stakeholders.
  • Documentation and Record Keeping: Maintain comprehensive records of all project activities, including contracts, drawings, schedules, and communications.
  • Reporting: Provide reports to the owner detailing construction progress, issues, and solutions. Track and report any delays or disruptions.
  • Progress Meetings: Facilitate regular progress meetings with stakeholders to review the project status, identify concerns, and take corrective actions.
  • Final Review and Punch Lists: Check that all work is completed as per the contract and specifications. Conduct reviews and prepare punch lists for items that need to be completed or corrected.
  • Final Documentation: Collect and organize all necessary documentation, including as-built drawings, warranties, operation manuals, and maintenance instructions.
  • Testing and Commissioning: Confirm that all systems (HVAC, electrical, plumbing, etc.) are tested and commissioned according to specifications.

4.0 Post-Construction

  • Client Handover: Transfer all project documentation to the owner and facilitate project handover in a complete and operational state.
  • Final Payment and Release of Liens: Facilitate final payment to trade contractors and suppliers, and check that all liens or claims are cleared.
  • Warranty Management: Assist with the management of warranties and coordinate any issues identified after occupancy to be addressed by the relevant trade contractors and suppliers.
  • Training for Facility Management: If necessary, arrange for training for the owner’s facility management team on building systems and maintenance procedures.
  • Performance Review: Provide post-occupancy support, assisting with the survey of any performance issues or operational problems at the end of the warranty period.
