1.0 Pre-Development & Pre-Design
- Project Scope Definition: Establish clear objectives, deliverables, and overall project goals.
- Consultant Selection: Coordinate the process of soliciting bids, selecting the consultant(s), and negotiating contracts.
- Project Feasibility: Assess project viability, including site analysis, environmental considerations, policy, zoning, and market conditions.
- Project Scheduling: Develop a target master schedule, including milestones for design and construction phases.
- Budgeting and Cost Estimation: Create a comprehensive project budget and cost control plan to manage the financial aspects of the project.
- Stakeholder Engagement: Identify key stakeholders and establish communication channels.
- Risk Management: Identify potential risks (e.g., delays, budget overruns) and establish mitigation strategies.
- Constructor Selection: Coordinate the process of soliciting bids, selecting the constructor, and negotiating contracts.
2.0 Pre-Construction
- Design Review: Work with consultants and the constructor to review design and specification alignment with client expectations, regulatory standards, and budget constraints.
- Permits and Approvals: Coordinate all necessary regulatory approvals, permits, and environmental clearances.
- Supply Chain Coordination: Work with the constructor to understand the timely delivery of materials and services and managing logistics to mitigate potential delays.
- Vendor Management: Coordinate contracts and relationships with suppliers, trade contractors, and other service providers.
3.0 Construction
- Progress Tracking: Monitoring construction progress through regular site visits, meeting attendance, and progress reports.
- Stakeholder Communication: communicate regularly with stakeholders, addressing concerns, and ensuring transparency throughout the process.
- Change Management: Review proposed changes to the scope, design, or budget and evaluate their impact on the project.
- Project Handover: Coordinating the transfer of the completed project to the owner, including necessary documentation, warranties, and manuals.
4.0 Post Construction
- Post-construction Support: Offering support throughout the warranty period to address any issues that arise after the project is completed.
- Post Occupancy Evaluation: Assessing the project’s success in terms of cost, schedule, quality, and overall satisfaction. Survey lessons learned to improve future project execution.
